In the property world, there are many important documents and one, in particular, relates to whether or not a property has any financial or legal obligations. This official document is known as the IGRS Encumbrance Certificate (EC). A property, with a fully authorized and signed off IGRS Encumbrance Certificate, can be submitted as proof that the property has no financial or legal liabilities. The importance of this document comes into play should the owner of a property wish to sell that property. The IGRS Encumbrance Certificate clearly identifies the seller as the owner, with the right to sell, and that this person has the clear title to the properties ownership. This, in turn, means ownership can change hands without any concerns related to any kind of litigation. Historical details related to the property, such as financial and legal transactions are, for a specified period of time normally included within the IGRS Encumbrance Certificate to provide a clear picture for all concerned parties about what has happened with the property.
The Registration and Stamp Department issues IGRS Encumbrance Certificates in Andhra Pradesh and in this article the certificate application procedures will be reviewed.
